What is Property Evaluation?

  Our years of experience have taught us that it is beneficial for property owners and "potential" property owners to do their "homework". Whether it is pre-construction evaluation or pro-active maintenance and imaging, we have the experience and resources to help people and businesses make good monetary decisions.

Pre-Construction Evaluation

   Interested in re-locating your business, expanding your current facility, or renovating your home? We can help save you time and money. Often critical decisions with enormous financial ramifications are made quickly or with incomplete information. You want to make the correct decisions before you are committed to a project, not after. This is where our years of experience come into play. We can provide pre-construction job costing and estimating, review construction methods and alternatives, conduct site evaluations, and provide construction management. Typically, the cost of an evaluation is only a fraction of the savings.

Pro-Active Maintenance and Imaging

   It is not uncommon to spend $30,000.00 for a new car today. As consumers, the auto industry has done an excellent job of educating the us about the need to service our automobiles “every 3000 miles”. As a result, cars are lasting longer, and ultimately the consumer is saving money by taking a pro-active approach to scheduled maintenance. Unfortunately, the same does not hold true for the property and real estate we live and work in. Not to mention the fact it may cost five to ten times more than the car we drive, and it will typically need to last 4 to 5 times longer. By taking a pro-active approach to property maintenance, the monetary benefits far exceed the costs. Pro-active maintenance applies to everyone in a different way. For example, if you are in the public retail business, some advantages would be the following: Your employees realize that you are interested in keeping your facility in top condition. As a result, their perception is positive, and in turn they become better caretakers of the property. Owner/employee relationships improve because they come to understand that you care about their work environment, hence care about them. Same holds true for your customers, the facility is always in top condition and the employees are content with the work environment you have created, thus they find it pleasing and will want to come back. Add the fact that you are being a good steward of your property, thus saving pennies on the dollar in long-term maintenance and repair cost. This analogy can be applied to about any situation. It may be an office building, grocery store, shopping center or restaurant. As a property owner, you can reduce your work load by implementing such a program, thus allowing you to concentrate on your core business.

   Same is true for homeowners. We offer property evaluations on a residential level as well. It may be your primary residence that is in need of  "pro-active" maintenance program (PMP). Another area we can be helpful is a secondary home or investment property. For example, if you have a beach home. You may use it some, but rent it out at other times. Two dilemmas arise, one is that you feel like it has to be in top condition so it will be a prime rental prospect.  Second, you don't want to have to work on it everytime you go to the beach.  Not to mention the struggles of finding someone dependable who can take care of issues that have to be hired out.  By implementing a PMP, you will actually save money in the long term by heading of issues before they become major problems or repairs.

How Does It Work

   We evaluate each property individually based on several factors. We focus on the age and current condition of the property. By doing so, we make a monetary assessment. We also account for usage and wear and tear. We take into account the owner’s specific needs and the image they want to project. All of these factors and many more are taken into consideration so that we can provide a program that is “tailored” to your needs. We can provide the service at any level you may need. As contractors, we can provide a “turn-key” program that includes the evaluation and implementation of such a program, or if you have staff , we can act as a liaison to them in regards to the evaluation we provide.
